Fees
The fees noted below are for guidance only based on an average two-storey extension, they will however vary according to the size of the project and we would normally confirm fixed price fees once the full extent of the project is known after the initial site meeting, during which we would discuss your requirements and provide advice on design, layout, style, Planning and Building regulations etc. The initial meeting being free of charge.
Planning Application
To include measured and photo survey of property, details of existing floor plans and elevations and preparation of preliminary drawings for client's approval or further alterations. (Excludes site level survey), completion of drawings to include any amendments required by client, pre-Application discussions with Planning Officer (if required) and full monitoring throughout the Application process including revisions if required. Submission of Application to Local Authority and supply copies of Application to client.

If the proposal is within a conservation area, an area of outstanding natural beauty or is a new property, a Design and Access Statement will be required by the Local Authority to accompany the Planning Application.
New properties will also require a Renewable Energy Review.
The cost of preparing the above documents would be determined once the full extent of the project is known and confirmed after the initial meeting.

Supply six copies of Ordnance Survey extracts 1:500 site plan and 1:1250. Location plan to accompany Application.

Building Regulations Application
Additional drawing works to include sections, details and extensive notes specifying materials and methods of construction required for Building Regulation Approval, preparation of Application and submitting to Local Authority.

The Building Regulation fee is calculated from a Scale Fees Table supplied by the Local Authority and is based on an estimate of costs to carry out the building works.
Structural Engineers calculations (if required) to accompany the Building Regulation Application will be quoted at the time of preparing the application and will depend on the amount of structural steelwork required for the project.
